Highlights Among Recent Martha's Vineyard Sales

In the past 60 days, 125 properties have sold here on Martha's Vineyard.  Here are a few of my favorites:

78 Squibnocket Farm Road, Chilmark - $7.35 million

The top sale for the past 60 days, this was a prime 12+ acre property in Squibnocket Farm, one of the most desirable area's of the Vineyard due to its scenic beauty, vast and unspoiled beaches, and exceptional privacy.  This property included over 1,300 feet of private waterfront and a charming 5 bedroom Cape-style home.

44 North Water Street, Edgartown - $3.75 million

Several years ago, the Shiretown Inn property sold to a developer, who subdivided the property into smaller parcels. Two parcels, including the two captain's houses fronting on North Water Street, were later sold to architect Dudley Cannada, who renovated them. This, the second of the two to sell this year, was beautiful and completely turn-key with private pool in the back. The house included 6 bedrooms, 6.5 bathrooms and just under 3,000 square feet of living space.

229 Pond Road, West Tisbury - $2,973,750

Sold in 2007 as a new home for $2 million, this was an interesting sale to note as a benchmark for values in the Deep Bottom neighborhood of West Tisbury. This was a 6 bedroom, 5,000+ square foot house with pool overlooking horse pasture on just over 3 acres.  

52 Bold Meadow Road, Edgartown - $1,195,000

Sold just above $1 million, this property in Bold Meadow was an attractive option for summer or year round, completely turn-key and ready for occupancy. 3 bedrooms, 3.5 bathrooms on just under 1 acre of land and located convenient to town and Morning Glory Farm.

16 Oak Tree Lane, Vineyard Haven - $757,250

An adorable West Chop home near Grove Street and Main Street with mature landscaping, this 4 bedroom home will likely undergo some upgrading by the buyer but seems like a nice price for the location.

124 Tiah's Cove Road, West Tisbury - $685,000

Sold quickly, this property had a lot of great features - the lot was level, beautiful and nicely screened from Tiah's Cove Road, the house had high ceilings and a bright interior with many design components to build on, and there were many great amenities nearby, conveniently located to Sippiessa Point Reservation and Alley's General Store. 

11 Montgomery Square, Oak Bluffs - $370,000

The market for Campground cottages in Oak Bluffs has been active recently, and this is one of several recent sales. Very cute and fun for summer enjoyment.
